Fascia signs
Retail Fascia Signs Sized to Landlord and Centre Rules
A retail fascia sign is the main name board above your shop entrance. Most centres and landlords set limits on its height, width, depth, lighting and materials. We design to those limits so your sign gets approved the first time, then manufacture and install it.
It suits tenants, franchisees and landlords who need compliant, consistent fascia signage across units.
- Built to landlord zones
- Panel or 3D lettering
- Lit and non-lit
- Approval drawings prepared

Where fascia signs work best
- Line shops in a strip or neighbourhood centre.
- Units in enclosed and open-air centres with set fascia bands.
- Franchise stores with standard fascia specifications.
- Ground-floor offices and clinics with a shopfront.
- Landlords who need a uniform tenant fascia design for a whole parade.
Design options
- Flat panel: a printed or painted face on a rigid backing; economical and consistent.
- Panel with raised lettering: acrylic or metal letters fixed to a panel for depth.
- 3D individual letters: fixed straight to the fascia band, see Fabricated 3D Metal Letters or Flat-Cut Metal Letters.
- Lit tray or lightbox fascia: see LED Lightbox Signs for an evenly lit face.
- Channel letters: Front-Lit Channel Letters or Halo-Lit and Backlit Letters for night impact.
Materials and finishes
- Aluminium composite panel (ACP): light, flat and good for printed faces.
- Aluminium trays: folded and powder-coated for lightbox bodies.
- Acrylic and polycarbonate: translucent faces and solid letters.
- Stainless steel: brushed or mirror lettering for upmarket frontages.
- Vinyl: cut and printed graphics.
Lighting options
Many centres specify whether a fascia may be lit and how. Some require uniform lighting colour, others restrict brightness. We confirm the rules and design to them.
- Lit: evenly lit faces or letters for strong night legibility.
- Halo: subtle backlight for premium brands.
- Non-lit: spotlighting or relying on centre lighting.
Colour-changing or animated effects are subject to technical assessment and confirmed availability, and usually need landlord consent.
How it compares with related options
- This page is about the fascia band specifically. For the whole storefront, see Shopfront Signs.
- If the centre only allows a standard tenant board, Shopping Mall Tenant Directories is the interior counterpart.
- For taller roadside visibility, Illuminated Pylon Signs.
- For multiple stores with the same sign, Multi-Branch Retail Branding.
Technical considerations
- Landlord criteria: maximum size, depth, colour and lighting are usually in the tenant criteria pack.
- Viewing distance: as a rough guide, many designers allow around 25 mm of letter height per 10 m of viewing distance; we confirm on site.
- Fascia construction: brick, steel frame or cladding; fixing method depends.
- Electrical access: power may come from the landlord's DB and need an electrician's sign-off.
- Weather: open-air fascias face sun and rain.
- Approvals: structural, electrical and municipal matters are checked at survey and design stage; the landlord, body corporate or municipality may need to approve.
What affects the price
- Fascia dimensions.
- Panel versus letters.
- Lit or non-lit.
- Material and finish.
- Electrical connection.
- Removal of old sign and making good.
- Number of units.
Care and maintenance
Wipe with a soft cloth and mild soapy water. Avoid abrasive cleaners on acrylic and printed faces. Report dark sections of lit fascias early so we can diagnose before the fault spreads.
